It is rare for sellers to sell "As-is" and not want to maximize the equity in their homes.  Unless the house is a "tear-down" we will recommend that our sellers do strategic upgrades to the home. In this case, the seller almost "lost" $75,000 (maybe more) if they would have sold "As-Is". This listing of ours truly validated our belief that fixing up the house is the best way to:

1- get the house SOLD

2- sell for way more money $$$

3- and sell it much faster!

Here's the story: We originally did agree to list the house As-Is for $399K.  The only buyers that went to see the house were builders and flippers.  The regular pool of buyers were overwhelmed by the amount of work needed.  AND conventional financing was not available because of the poor condition of the property.  So we needed to find a buyer that could pay Cash or do a Rehab loan.  After 41 days on the market, we were not getting any showings.  We received a couple low-ball offers in the low $300s, so the seller decided to take the home off the market and participate in our "Relax-Refresh" program.  We worked with the Seller to create a Scope of Work, focusing on the home improvement projects that would yield the biggest return on investment (ROI), and to fix any safety issues.  

We agreed on a remodel budget of around $35,000.  This included painting, new flooring, updating the kitchen & bathrooms, fixing the plumbing, landscaping cleanup, deep clean, and the finishing touch- home staging.  

The results were extraordinary!  We were able to sell the house in 5 days, we received 5 offers, and achieved a sale price of $509,011!!!  That is $110,000 more than the previous As-Is list price. 

After subtracting the $35K investment, the NET Profit was *$75,000* to the Seller. 

If the Seller tried to sell it As-Is, she would have left $75,000 on the table. :(
