24 Amazing Results - Unsellable Houses! header image.

We've been offering our popular and proven All-In-One Home Selling program to sellers since 2018. This was the last time the market shifted and houses were not selling.  In 2018 we started helping Sellers who were unsuccessful in selling their house the 1st (or 2nd) time around.  Most of these houses were on the market for 90 days and did not get any offers.  What we found is the sellers had used a "friend agent" or discount broker who lacked the knowledge/skills necessary to market & sell the home. In most instances the houses were not staged, or they were staged incorrectly. Many agents offer "free staging" but use random furniture they have acquired. We have our own warehouse and most of our staging items are less than 2 years old (we are currently updating it as trends change). 

So the Sellers signed up for the Relax-Remodel Concierge Program and the results speak for themselves.  In most cases just by making a small tweak to the marketing, taking better quality photos, doing stylish staging, open houses every weekend, and getting the house in better condition, we were able to generate offers in the 1st 1-3 weeks.  Whereas before the houses were on the market for 90+ days.  The most common strategic upgrades we make are: fresh coat of paint, new flooring, updating light fixtures, deep clean & landscape cleanup. In some cases we can do a bigger remodel if the Return on Investment (ROI) makes sense, which includes kitchen and bathroom remodels, new roof, new water heater/ furnace, install A/C, windows, etc.  We have a preferred group of contractors we work with, and have done over 100+ projects with over the past 5 years. They offer us great pricing and priority scheduling. Most projects can get completed within 1-4 weeks.

To determine the "scope of work" we recommend you get a home inspection, then we can go thru the list and determine what to fix/ what NOT to fix.  Then we get pricing, and you have the final say on what to do.  Usually you will see a 3-5X return on your investment.  So if you invest $10,000 in strategic upgrades, we will be able to sell the house for $30-$50K more.  That is why we rarely sell a home "As-Is". Only in some rare occasions, either it's a tear-down, or the Seller's goal is not to sell for the highest price, their goal is to sell it fast as possible.

2 2312 W Crockett St, Seattle 105 32 96.3% This house was listed by a discount broker Faira, they did no marketing or open houses. We sold it in 32 days!
3 2415 34th Ave W, Seattle 227 84 99.2% Previous agent did not stage the home. Photos were terrible (not HD quality). The agent did very few open houses.

13 2811 A SW Nevada St 104 3 102.1% Staging was bad (red pillows?), some rooms painted green, and landscaping in bad shape. We painted the green rooms and the garage, and installed a fence to create a private yard.

The seller listed it FSBO on Zillow for another 100 days for $420,000. We went in and removed the wallpaper, cleaned up the landscaping, and staged it, did 5 open houses the 1st weekend, and generated an offer in 20 days for almost $30,000 more than what the Seller had listed it for FSBO!!

We repaired the rug in the bedroom (many buyers were asking questions about that). We did open houses 4 weekends in a row and were able to generate an offer from an open house lead. We took better photos of the backyard, that was one of the best features.
18 1323 Boren Ave #603, Seattle 17 36 100% Seller only had 10 photos, photos were absolutely horrible, very dark. Staging had bulky and outdated furniture. Home also looked dirty and "lived-in". We re-listed the home, took high-def photos, staged it with the right size on-trend furniture, did open houses every weekend and found a buyer in less than 3 weeks!
19 21633 SE 358th St, Auburn 10 years! 67 96% Seller had been trying to sell this property for over 10 years. Over 6 different agents. The problem was the condition of the home. We put in over $7000 of our own money to get the home ready-for-sale. Then we staged it with on-trend furniture. We did a video with drone photos, and did open houses every weekend until the home sold. It was a lot of effort, lots of proactive outreach to agents, and followup with buyers. In the end we are able to sell this for a price that the seller was very happy with.
20 1544 Sturgus Ave S, Seattle 82 25 102% Previous agent did not professionally stage the home, and did not do very good marketing. We did our "Platinum" marketing package which included a video, drone photos, 3D tour and 2D floorplans. We did 3 weekends of open houses and we were able to create a bidding war (2 offers came in). I was able to get $20,000 extra for the seller!
21 5006 S Ryan Wy, Seattle 85 23 100% Multiple offers the first weekend, accepted an offer way above list price. 3 days later covid19 hit and the Buyer backed out. Was able to generate another offer week later for full-price.

23 1430 W Casino Rd, Everett 59 3 100% Agent took horrible photos, no staging, and no marketing. Listing was cancelled after 2 months. We remodeled the kitchen, fresh coat of paint, and staging (total $10K investment). The house sold in 3 days at full-price.
